Sometimes, the road to homeownership isn’t straightforward, but that doesn’t mean it’s out of reach. I recently worked with a client on purchasing their first home, and we faced a few hurdles along the way.
We had an accepted conditional offer on a beautiful property, but financing fell through due to some variables in my client’s current situation. The biggest challenge? Outstanding debts that the lender required to be paid off before they could issue approval as well as issues with the property itself. My client had the funds but was hesitant to use them for this purpose.
Instead of giving up, I stayed in touch and revisited the situation with a fresh perspective. I proposed a plan to pay off the debts, and guess what? It worked! I told them, "Paying off these debts still leaves you with a good chunk of savings—you're not starting at zero." This is something they did not realise. Now, they’re in a much stronger position to purchase a home that they truly love.
Not only did they qualify, but they also secured a mortgage $150,000 higher than before, which means they were able to buy a much nicer property to fit their needs.
